Foundation Homes builds custom, architecturally designed homes across the Sunshine Coast, Noosa and Hinterland.
We don’t design homes or offer a catalogue of standard plans. We work from plans prepared by your architect, collaborating closely with you, your design team and specialist consultants to turn a considered design into a beautifully built home.
Our new-build service covers the construction journey from early plan review and detailed costing through to project management, construction and handover. With key capabilities including earthworks, formwork, scaffolding and pool construction delivered by our own team, we maintain greater control over quality, scheduling and communication throughout the build.
We understand the detail, coordination and craftsmanship architectural homes demand. Our approach is practical, transparent and collaborative — respecting the architectural vision while ensuring every detail is buildable, resolved and executed properly.
Building New in Noosa
A new build in Noosa comes with more regulatory scrutiny than most parts of the Sunshine Coast. Height limits, vegetation protection and design overlays apply across much of the shire, and coastal or bushland-adjacent blocks — from Sunshine Beach through to the hinterland around Doonan and Black Mountain — often carry their own bushfire, flood or erosion-management requirements on top of the standard planning approval.
We build these considerations into the program from the start rather than treating them as obstacles that surface mid-build. Because we self-perform earthworks and formwork rather than relying on subcontractors, we can respond to what a site actually needs — steep access, protected vegetation, engineered retaining — without the delays that come from coordinating multiple external trades around a change.
